Big Island Subdivisions Questions

I also had a son (he's three now) and certainly understand how there is little time left for anything else :).
I live on the Big Island in Hawaiian Paradise Park. It's a nice place to live - very quiet, however I live on 6th street, which is closest to the ocean. The streets up near the highway (20th to 33rd or so) are more full of rental houses and have more people living around in general, so not always so quiet up there. The big issue I am having with paradise park right now is there are no parks. The closest playground to take my son to is across the highway in Ainaloa, and it's not a very nice park. You have to go into Hilo for anything - basketball or baseball fields or even a place to ride a bike. It's a 17 mile drive both ways.
We are actually looking to move to Waimea eventually.
As for anywhere in Kau - well, it's just so far from anything, and there is no water. I am on catchement here, but at least it rains here. In HOVE they are on catchement, but they don't get any rain. They are constantly buying water. HOVE and ranchos are really growing, but I can't see any reason to live out there unless you are childless and like your privacy.
17K for an acre is probably still reasonable in HOVE. Here in paradise park my acre sold for 10K 10 years ago, and I still could have gotten it for 15K three years ago, but a recent buying boom has driven the price way, way up. I would say nothing in Paradise Park would go for less than 50K.
As for air quality - yeah, the vog blows right across Kau into Kona. I would consider that a huge problem. It's mostly ignored, but when the winds shift (rare) and the vog blows this way, you can taste it and see it in the air - I can't see how that can be good when you are breathing it in 50 weeks a year.
Here's a volcano hazard map It looks like paradise park and HOVE are in a three zone. Some of South Kona looks to be in a 2 zone (worse than three). I live in a 3 zone right now and have insurance, no problem.
Like I said, I really like Waimea, and even Hilo is nice, but they are more expensive. If you are looking for outside of Hilo, Paradise Park is a good bet.

I don't believe I introduced myself. This is "****" on your discussion forum. I have not been that active, since getting married, having a son, and moved from CA to AZ. I'm originally from Oahu, and discussions about Hawaii seems to bring me closer. The opportuities on the Mainland is great, but there's just something special about Hawaii. I have a question I hope you can help. We will be in Hilo in May for a wedding, and plan on taking a look at land. Perhaps one day I can return to Hawaii. I always like the Big Island, and Hilo is the only town I've been to. It's been a long while, as I left when Walmart just opened.
I'm considering three areas Ka'u, Puna, and maybe South Kona. Examples of subdivisions that were "mentioned" are Hawaiian Ocean View Estates/Ranchos (Ka'u), and Hawaiian Paradise Park (Puna). I've never been there, so I'm not sure what my questions are. But here goes. I know you are not a realtor, but maybe you know or heard things about it.
Are they good areas to live?
Some of the internet posting show prices start at 17K for 1 acre. Does that sound too good to be true?
I also read that the air quality in Ka'u is bad because of the volcano. Are there concerns from residences about the air? Also do you know if these areas are in the path of a volcano?
Our time will be limited so we can't cover the whole island. Are there any other recommendations for land lots that you heard or know of or would recommend?
